All applicants must meet the following criteria to qualify for residency at The Pines of Lanier:
1) INCOME: Verifiable, steady income of no less than three (3) times the monthly rent amount.
2) RENTAL HISTORY: Verifiable addresses for at least the last twelve months. If you have rental history where you have rented before, you cannot have any unpaid debt due to your past or present landlord(s). Unpaid debt to your past or present landlord or an eviction is grounds for automatic disapproval of your application.
3) CREDIT: All credit scores will be taken into consideration. Your security deposit may be adjusted depending on your credit score.
4) CRIMINAL BACKGROUND: It is our policy, effective on 11/16/06, that we do criminal background check on all applicants. You will be denied residency if you have any felonies on your record.
CO-SIGNER:
In some cases, if you do not meet our criteria, we will accept a co-signer. A co-signer must meet of the required criteria to qualify as a co-signer.
Each applicant must furnish the following:
1. a valid driver’s license or government issued ID card
2. a social security card
3. a current paycheck stub
Occupancy Limitations
Studio - No more than two (2) people including children.
One Bedroom – No more than three (3) people including children.
Two Bedroom – No more than four (4) people including children.
